Roof Replacement or Repair? How to Know When Your Winter Garden Home Needs a New Roof

Roofers installing new asphalt shingles beside a worn roof section on a Florida home under a clear blue sky.

Your Winter Garden home probably needs a full roof replacement instead of another repair when the roof is near the end of its life, granules are washing off across many slopes, leaks keep coming back, the deck sags, or repair quotes creep toward the cost of a new roof.

One of those signs alone may only call for a repair. When several show up together, replacement is usually the better long-term choice.

At TruTop Roof, we give you an honest answer, even when that answer is a simple repair. To book a free, no-obligation inspection, reach out to our team or call (407) 830-5252.

Does the age of your roof mean it is time for a roof replacement?

Age is often the first clue, but it is not the whole story. A roof that is approaching or past its expected lifespan deserves a closer look before you spend more money patching it.

Florida is hard on shingles. Strong sun, summer storms, and humidity wear them down faster than in milder climates. Once a shingle roof has been up for roughly 15 to 20 years, replacement should at least be part of the conversation, especially if repairs are already adding up.

Winter Garden has every kind of roof. The older homes near Historic Downtown and Plant Street may still have their first or second roof, while newer homes in Horizon West, Hamlin, and Independence are often still young.

If you do not know your roof's age, check your closing papers or the permit history. An inspection can also give you a good estimate. Learn more about our Winter Garden roofing services.

What does granule loss tell you about your shingles?

Widespread granule loss means your shingles are wearing out. Those small, gritty granules protect the asphalt underneath from the sun, and once they are gone, the shingle breaks down much faster.

Some granule loss is normal on a new roof. What matters is how much and where. Look for piles of granules at the bottom of your downspouts, bald or shiny patches on the shingles, and shingles that are curling at the edges or cracking.

When those signs show up on one small spot, a repair may be all you need. When they show up across several slopes, patching rarely holds up for long. The rest of the roof is aging at the same rate.

Shade matters too. Homes under the big trees near Lake Apopka, for example, can hold moisture on the roof longer, which can speed up wear. On some of those older homes, we find that the wood decking underneath needs repair once the old shingles come off.

When do repeated leaks mean a repair is no longer enough?

If you have patched the same roof several times in a few years and it still leaks, the problem is usually bigger than any single spot. Water often travels before it shows up inside, so a patch can fix one leak while the real issue keeps spreading.

When we arrived at one of our customers' houses, he showed us the bucket that used to live in the laundry room and was now in the hallway. His kids had drawn a smiley face on it. They had patched several leaks over the last couple of years and were wondering whether they needed a full roof replacement.

That bucket tells a story many homeowners know. Each patch feels cheaper than a new roof, but the leaks keep moving and the costs keep adding up, along with hidden water damage.

Watch for stains on ceilings, peeling paint near the top of walls, a musty smell in the attic, and damp insulation. These are signs that water has been getting in for some time.

How do sagging and rising repair costs affect the decision?

Sagging is a sign to call a professional soon. A dip or wave in the roofline can mean the decking has gotten wet and weakened, and that is not something shingles alone can fix.

Cost is the other deciding factor. If a repair quote is getting close to what a new roof would cost, or you expect to keep paying for repairs every year, a replacement usually makes more financial sense. You stop paying for short-term fixes and get a roof with a fresh warranty.

Our replacements come with a lifetime material warranty and five years of covered workmanship, and we register the warranties for you. Florida State License CCC1337085 keeps everything above board.

If budget is a concern, $0 down financing is available. Checking your options will not affect your credit score, and you can ask about it during your free inspection.

How does a professional inspection settle the question, and what happens next?

An inspection gives you a clear answer based on what is actually happening on your roof. We check the shingles, flashing, ventilation, and signs of damage to the decking, then tell you honestly whether a repair or a replacement makes more sense.

If you need a new roof, you get one all-inclusive price based on the size, pitch, and material, with no hidden fees. Many homeowners choose architectural shingles like GAF Timberline HDZ. See our shingle roof options to compare.

From there, we pull the Orange County permit, remove the old roof, and replace any rotten decking, which is included in the price. Then we install the full system, clean up, haul away the debris, and handle the final inspection.
