A Clean Slate Near the Coast

Sitting close to the coast in Cocoa, this roughly 4,400-square-foot home faces a tough combination of intense sun, salt-laden air and serious storm exposure, so the tear-off and prep stage mattered even more than usual. We stripped the old roof down to the deck and inspected the sheathing, the penetrations and, importantly, the attic ventilation. That inspection revealed this project's main challenge: the home's attic was significantly under-ventilated, with only a handful of aging static vents that let heat build up beneath the roof, driving cooling costs higher and shortening the life of any roof above it. Rather than simply cover the problem, we corrected it. We reworked the ventilation around a continuous ridge vent paired with adequate intake at the eaves, creating steady airflow that lets hot air escape the attic naturally. Because of the coastal location, we also specified corrosion-resistant, coastal-grade fasteners and trim so salt air would not undermine the new roof over time. With the deck sound, the ventilation corrected and a high-temperature underlayment sealing the surface, the home finally had the solid, breathable foundation a long-lasting metal roof depends on.

Installation & Finish

A Cooler, Stronger White Roof

With the deck prepped and ventilation solved, we installed the home's new white standing seam metal roof. The bright, reflective finish was chosen for a reason: in Florida's heat, a white metal roof bounces a large share of the sun's energy back into the sky instead of absorbing it, helping keep the home cooler and lowering electric bills. We ran the panels in full lengths up each roof plane, locked them with concealed clips and hidden fasteners, and hand-formed flashing at every wall, valley and penetration so there are no exposed holes for coastal moisture to attack. The new ridge venting was integrated cleanly under a finished ridge cap, so it ventilates the attic without ever looking like an afterthought. Built to handle hurricane-force winds far better than the home's previous roof, this system also adds excellent insulation value and decades of low-maintenance protection. When the panels were set, we ran magnetic sweepers across the property to recover stray fasteners, cleared all debris, and reviewed the completed roof with the homeowner.
