Stripping Back to a Solid Foundation

Every standing seam metal roof is only as good as the deck beneath it, so we began by fully tearing off the home's old shingles down to the bare plywood across all 5,000-plus square feet. With the roof exposed, our crew walked and sounded the entire deck to check for soft spots, fastener pops and hidden moisture. That inspection is where we hit the biggest challenge on this project: along two of the larger valleys and around an existing skylight, we found roof decking that had quietly rotted from years of slow water intrusion under the old shingles. Left in place, that weakened plywood would have telegraphed through the new metal and compromised the fastening. We cut out and replaced every section of damaged sheathing, re-secured the surrounding decking to code, and then covered the entire roof in a high-temperature, self-adhered underlayment rated for metal systems. This peel-and-stick membrane seals around every fastener and gives the home a fully watertight secondary barrier. Only once the deck was flat, dry and solid did we move forward, because a flawless metal roof starts with everything you cannot see.
