Out With the Heavy Concrete Tile
This 2,700-square-foot home started with a heavy, aging concrete tile roof, so the first job was carefully removing thousands of pounds of old tile and hauling it away without damaging the home's landscaping or stucco below. Concrete tile is brutally heavy, and lifting that load off the structure is one of the quiet benefits of switching to stone-coated metal. As we cleared the field and pulled the old underlayment, we inspected the decking and the critical transitions where the roof meets the home's walls. That is where this project's challenge surfaced: at a wall-to-roof junction, the original counter-flashing had been surface-mounted and caulked rather than set into the stucco, and years of Florida rain had worked behind it, leaving water stains and early decay on the sheathing below. We removed the failed flashing, replaced the affected decking, and cut a clean reglet into the wall so the new counter-flashing tucks securely into the masonry the way it should have from the start. We then dried the entire roof in with fresh underlayment, giving the new system a properly sealed, watertight base before the first metal tile ever went down.

With the deck sealed and the flashing corrected, we installed the new stone-coated metal tile system: panels with a rugged steel core finished in a textured, stone-coated surface that reads like classic tile from the ground.
